Property DescriptionThis SW Colorado property is located in Dolores County, 6.5 miles from the small town of Dove Creek. Only 1/2 mile from the Utah border, this is truly rural Colorado.
80 acres is surrounded by large farmed and wooded parcels along with state lands and Bureau of Land Management (BLM) holdings across the gravel road. The back 40 acres has been fenced for cattle or horses. Hand dug well delivers sweet water year round. Cedar and Pinon forest surrounds the fertile bowl where water gathers as runoff from nearby hillsides. Big sky is ever changing with Abajo Mountains (Monticello, UT) and La Sal Mountains (Moab, UT) in your west and north views. San Juan County, UT is a tremendous Canyon Country destination. Sleeping Ute Mountain and San Juan Mountains of Colorado Plateau are also part of the 360 degree panorama. Electric line running down County Road J is on property boundary. Simple solar system has been used for music and lights in the cabin. Gated entry at CR J starts 1/4 mile drive to homestead. Sounds of nature are heard more than any county road noise. |
From Cow Barn to CabinThis is a patented homestead, established by Gigge family. The existing cabin was once a small barn for the milk cow. The original homestead house is still seen against the rocks in the bowl below.
The cabin has 2 rooms with a solar catching front porch/entry. Propane tank sits ready to service cooking stove, lights and refrigerator. Partially buried cistern holds water in entry porch. A kitchen sink is plumbed with cold water. Pick-up truck is needed to haul water from town or a service can be hired to deliver. Electricity was not an improvement the homesteaders could afford. Solar power has been a wonderful alternative. Additionally, strategic interior propane lights are wall mounted for targeted, soft lumination. |
Rhodes EndMike Rhodes salvaged building materials, cleaned up the land, mitigated fire danger, rebuilt the Gigge cow barn into an earthen roofed cedar cabin (800 sq. ft) and built a shop (500 sq. ft). Mike provided additional storage when he brought in a 160 sq. ft historic building and a 14 ft diameter grain bin from salvaging the Dove Creek Opera House.
The art of salvaging old buildings has been a passion of Mike's. This property also has it's own lumber yard from many salvage projects over the years. Cedar Point and this property are in the heart of Gunnison Sage Grouse Critical Habitat. This area will not be developed while US Fish and Wildlife Service continues this push to maintain and create more natural habitat.
